Help-U-Sell Conejo Valley is all about savings.  That’s what we do:  save home sellers thousands in commissions.  Of course, that’s because we charge less . . . but it’s more than that.

We also tailor the amount of commission you pay based on how your home actually sells.  If you find the buyer yourself, you’ll save the most.  If one of our Help-U-Sell Conejo Valley buyers agents brings the buyer you pay a little bit more.  And if an outside MLS agent brings the buyer they will have to be compensated.  You’ll still save a lot, but anytime an outside broker or agent brings the buyer you’ll have to compensate them in the manner in which they are used to being compensated:  2.5% – 3% of the sale price.

Sometimes, our home sellers opt to sell without the assistance of the MLS or outside brokers, effectively eliminating the possibility of that additional 2.5% – 3% expense.  If the home is well located, shows well, and above all, is priced properly, chances are very good that our Help-U-Sell Conejo Valley marketing alone will produce a buyer and the home seller will achieve maximum savings.

For illustration, let’s do an example.  Here is how our commission structure works on a typical $600,000 Conejo Valley home:

As you can see, there are three ways your home might sell:  you show the buyer, we show the buyer or and MLS agent shows the buyer.  We’ll charge you based on how the home actually sells, and you’ll save the most if you find the buyer.  You’ll save significantly if we find the buyer and you’ll still save a lot if an MLS agent brings the buyer.  For sellers with properly price, saleable homes, who want to avoid the high cost of compensating an outside agent, we offer to NOT put their homes in the MLS or offer a cooperating commission.  Often, this option is invoked for a limited time, say, the first 45 days on the market.  If results are not achieved by then, the home is put into the MLS and offered for sale through outside agents.

At Help-U-Sell Conejo Valley, not only are our fees set, so that everybody pretty much pays the same thing, not only are they far less than what ordinary brokers charge, so everybody saves thousands, but they are also flexible, so that motivated sellers can maximize their savings.  The pricing does not constitute a compromise in service:  we are a progressive full-service real estate agency.  It’s a great system!
