You've decided to sell your home. Get ready for an emotional, inconvenient, and stressful period in your life. Here's five great tips for success!

  1. Hire the Right Realtor - Make sure he/she knows the market, what are the trends that are driving sales, what's hot and what isn't. Who you hire to sell your home makes all the difference. Hiring a proficient, trustworthy professional and skilled negotiator will get your home sold in the shortest time for the most money.

  2. The Price is Right – Listen to your realtor! Regardless of what you think your home is worth, an overpriced home sits on the market and prospective buyers will stay away, either knowing it's priced too high compared to others they've considered and/or they will perceive there's something wrong with it. A home priced correctly will quickly attract multiple offers, often over the asking price.

  3. Professional Photographs make all the difference! – 92 percent of homebuyers (according to realtor.org) search online and beautiful photos entice them to want to see the home in person. High quality photos go a long way towards determining the selling price of a home, how quickly it sells and maybe whether it sells at all. It might be the single most important factor in selling a home.

  4. Declutter and clean your home thoroughly -  Start packing early in the process, removing personal photos, memories, collections, and anything that takes up space. One of the biggest reasons people give for moving is the lack of space in their current home. Buyers want to see the space they are getting and tjhe general condition of the walls, floor etc, so it's hard for them to imagine living there when it's covered with your belongings. When you clean and declutter, you are allowing the buyer to see the space and imagine themselves living in it – you are selling a lifestyle and a dream. A clean house gives the impression that the property has been well maintained and is easy to move into.

  5. Make needed repairs and don't hide defects! - A well maintained home not only sells for more money, it provides security for prospective buyers that the home has been well taken care of and hopefully will result in minimal problems in the future. If your house has chipped, fading paint, worn carpeting, etc. will face an uphill battle when it comes time to sell. Not only is it at a disadvantage in comparison with other similar homes that might be for sale in the neighborhood, but a shaggy appearance is bound to turn off prospective buyers and depress the selling price. Touch up interior walls and trim, fill nail holes and small cracks. Pay close attention to the exterior as well, such as mailboxes posts, fences, siding and trim. Making these repairs now will not only help raise your home's value, but once a qualified buyer is found, you can expect a smoother process through the contigency period.

    Lastly, under no circumstances, should you attempt to hide a defect. A seller’s failure to disclose hidden defects within the property means that they can be held liable for “damages” endured by the buyer. The last thing you want is a letter from a lawyer stating that your buyer claims to have an incurred loss as a result you not meeting your obligation to disclose latent defects to potential buyers. Transparency is paramount. Disclose defects even if you lose a sale or the price is lowered. In the long run, it is a lot cheaper than being sued and dragged into court.
