When you hire a real estate agent to sell your home, you are usually hiring an individual who will manage the whole process.  That sounds good . . . until you consider just how big and complex that process is.

There's preparing the house for sale and proper pricing, creating a buzz and ongoing marketing.  There's screening buyers and those of other agents who may want to see the property.  There are open houses of various kinds, contract preparation and presentation, limitless calculations and, once an offer is accepted, endless inspections and walk-throughs, appraisals, contingencies, loan issues and other land mines.

It is a huge job; so huge, in fact, that few actually do it well.

That's why we at Help-U-Sell Conejo Valley don't entrust the sale of your home to just one person.  We are a diverse team of professionals, each with his or her own skill set and area of expertise.  We ALL go to work for you to make sure the sale of your home is as trouble free as possible.

Usually I am the person you meet when you want to discuss selling your home.  My job is to get you on the market (if that is what will best meet your goals).  That means:  advising on preparation for selling, setting a proper price, helping you anticipate what will happen and so on.  My Listing Assistant handles all of the logistics of marketing your home:  getting the lockbox set, managing the photo process, making sure the sign is installed and there are flyers in the box.

At the same time, our Marketing Manager gets your home in the MLS, on Zillow, Trulia and a dozen other websites, places ads locally and online, schedules open houses and starts to build the flow of buyers that will yield a strong offer in short order.

When someone wants to make an offer, I get involved again.  I may write the offer myself or, in cases where the buyer has his or her own agent, field the offer they write.  I present the offer to you, review the positives and negatives, estimate your net proceeds based on the offer and help you decide whether to accept, reject or counter the offer.

Once you have a solid contract, our Transaction Coordinator becomes involved.  This person is completely versed in the transaction process, what needs to happen, when and by whom.  Everything is arranged so that we proceed easily to closing, solving problems as they arise.

As you can tell, we are a specialized team.  Each person has an important job to do and we all work together to ensure that our home sellers receive the very best possible service and, at the same time, save thousands over what they'd pay an ordinary real estate agent.
