I am often asked by home sellers where they should focus their time, energy and money to prep their homes for sale. The answer varies by property and budget, but there are some things every home seller should do:
Clean like crazy - especially kitchens and baths.
Freshen up the paint - interior walls should look untouched and outside trim should not be faded.
Pay attention to flooring - if the carpet is terrible, replace it. If it is in good shape and does not detract from the home's appeal, don't. Have existing carpet cleaned and spend time bringing high traffic areas back to life.
Prepare the yard - lawn and shrubs trimmed and healthy (start feeding and planting a month before the sign goes up). Clear debris and plant some colorful flowers.
Thin-out closets - everything that will not be worn during the coming three to four months should be packed up and put in storage.
De-Clutter - Make every room feel bigger by minimizing nick-knacks. A few accent pieces are fine, but avoid filling every level space with stuff.
Those are the basics and they apply to pretty much every house that goes on the market. If you want to do (and spend) more, focus on the kitchen.
Nothing sells better than an up-to-date, well appointed kitchen. It has become the center of the house for most American families and, if presented properly, has potential to create the 'Wow' factor. While granite counter tops and stainless steel appliances are still very big, there are some new trends developing that are worth considering.
Granite is still king of the counter-top, but new synthetics are starting to gain in appeal. Particularly quarts composite tops in a variety of neutral colors can create a clean, modern look.
Stainless steel sinks are fading in popularity in favor of more colorful alternatives. Porcelain is still popular but, again, synthetic sinks in accent colors are starting to appear.
Rich medium to dark wood cabinets are nice, but the most popular cabinet color today is . . . white. Off whites and grays are also starting to appear. Sometimes a good paint job and some new hardware is all your cabinets need!
When preparing to sell, it's always a good idea to take a look at your competition. Specifically, visit new housing developments to see what they are offering in kitchens and baths, how they are staging, and what colors are being used. You'll probably come away with great ideas about how to show your own home to its best advantage.
